It helps to know from a resale standpoint where you will be able to get the greatest 'bang for the buck' on various types of home improvements that are made For example, while spending $7,500 on a foundation repair may be required to get a house sold, the repair itself is not very visible and does nothing to improve the appearance of the house. On the other hand, spending the same $7,500 on sprucing up the landscaping, installing new flooring in thekitchen and baths, and perhaps painting the interior of the house have a potentially much greater return for the same amount of dollars invested. (p. 2-3).
His rating system divides improvements into five categories or impact values: Weak, Low, Moderate (M), High (H) and Strong (S). Improvements rated Weak or Low may be highly valued by the owners, but generally don't have a net positive return on the investment. The following improvements each have Moderate (about 1:1), High (about 1:1.5) or Strong (about 1:2) impact values:
